2012

For the annual congregational meeting held January 22, 2012, notifications were provided to the membership per the constitution of Immanuel-Trinity. An item on the agenda was to make a decision on the proceeds from the sale of the facilities at 40 East Division Street.

 

The proposals to vote on were:

 

(1)  The entire proceeds from the sale of the old church facility would be used as a principle payment on our current mortgage. YES or NO

(2)  We use a portion (*9.89% total) to pay back a short term loan taken out recently and for architectural drawings to obtain firm bids for the expansion project and building of a Sanctuary, the remaining proceeds from the sale be applied to the principle of the mortgage. YES or NO

 

The membership present voted by a large majority for (2) to pay back the short term loan and obtain architectural drawings to obtain firm bids for the expansion project.

 

Expansion now may be underway!  The first item on the docket would be the organization of a Building Committee. An article was placed in the January 29, 2012 bulletin resulted in many interested members desiring to be part of that Committee.

 

The next key decision point was a meeting with Excel Engineering, the contracted architect firm on February 2, 2012.

Excel Engineering gathered information at that meeting from the members present, and then prepared another conceptual plan [Scheme V]. Seating requirements in a few areas as agreed upon at that meeting were revised slightly.

Excel Engineering presented the revised [Scheme V] to the Building Committee on February 15, 2012. A few more revisions were requested. At the next scheduled Building Committee meeting acceptance was to be on [Scheme V] and the committee is to produce a list of General Contractors or Contract Management firms from which a GMP for General Conditions would be obtained based on the scope of the project.

 

At the February 22, 2012 meeting [Scheme V] plans as prepared were accepted. Eight firms were selected to ask for their GMP cost for General Conditions  to provide the additions. Their responses were to be received at Excel Engineering, March 7, 2012.

 

On March 8, 2012 the Building Committee and Excel Engineering reviewed the responses from (4) of the General Contractors or Contract Management teams who responded. It was decided by the committee to interview all (4) firms.

 

The interviews were on March 19, 2012, and March 20, 2012. A selection was made for one of the firms.  Plans [Scheme V] will be prepared for more detail and the committee will meet with the selected firm March 28, 2012. That firm is to provide a budget figure in about two weeks.

After that budget fiqure is finalized the congregation will be informed along with consultation with our bank. This process will involve several interim steps before final approval.

 

April 17, 2012 - Meeting with Excel Engineering, Co., and Catalyst Construction (Construction Manager), the Building Committee was presented with a Guaranteed Maximum Price (GMP) budget figure for the total building project.

 

A letter was composed by the Building Committee, sent to all members of Immanuel-Trinity on record of  April 18, 2012 giving notice for a special called Congregational meeting scheduled for May 5/ 6/ 8, 2012.

 

 Those meetings would be informative with representatives from Excel Engineering, Co., Catalyst Construction and the Building Committee present to answer any questions and a vote scheduled. The vote would determine our member’s desire to move forward with the project. The members will also being asked for the total estimated financial support (our operating expenses and mortgage payments) that could be given if they approve moving forward.

 

 The results and outcome was to move forward by 76% of the total votes cast. The total estimated financial support is still being reviewed.

 

Building Committee, Excel Engineering and Catalyst Construction are also planning a few revisions to the revised [Scheme V] that was presented at the Congregational meeting.

 

 

Sacrificial giving and over the next couple of weeks we are hopeful that additional commitments will be made to press us even closer to our ultimate goal of having adequate support to make what we expect to be a $3.0** million building project attainable.
